There could be a few reasons for this.

One is that people are deciding to hold onto their property knowing that the prices are on the rise. They are hoping to get the most money for their property and they feel that waiting is the best solution.

Another reason could be that instead of selling their property, people are deciding to rent them out. The rental market is out of this world at this time. People are getting top dollar for their rental properties. What ever the reasons, all of the buyers seem to be racing to the same properties to try to be the winning bid.

With rates at an all time low, and with some sellers wanting to move up to a larger house, now would actually be a good time to place their property on the market. Sellers wanting more money by waiting to sell, will end up making a trade off if the interest rates also rise. This seems to be another strange and possibly unpredictable year for the Real Estate Market here in San Francisco.
